I live in central Pennsylvania in the Harrisburg area and I'm looking to connect with agents in the area.

Have lived in Northwest Florida and central Texas.

I am thinking of purchasing a 3plex for $300k (market value $380k) in the Central Valley in California. 2 units are 3 bd/2ba and 1 unit is a 2bd/2ba.

I am worried it may still be difficult just because a lot of the possible properties around my area (central Ohio) seem to be more in the $200,000 range worried my price point of about $400 per month for rent may not be enough to cover the mortage and other expenses wondering what everyone thinks about this.

A contractor gave me a price to add central air to a house that I feel is overpriced.

I had one guy tell me the last second that one of the properties he had for sale had a title company set up already and was looking for proof of funding so i stepped off it, i seem to run into this issue lately no matter what area it is, i'm looking to Wholesale in the Central, South Jersey and Philadelphia Areas, so any Thoughts, or Clarity from anybody who has ran into this issue too or am i not doing things the right way??

@Ilmar Molderg i live in houston and invest in CT and manage everything myself. however i certainly respect that you want a manager and also someone to find and calculate deals. to be honest, yes you’re sort of right that someone may just keep the deals for themselves. i guess what comes to mind is that you need to find a really good agent that is familiar with investments and also a really good wholesaler. both of those people are fully capable of running numbers for you and helping you like you’ve described. i invest in the central CT area but may be able to refer someone to you.

Or do you mean areas like Broad Ripple, North Central, or Glendale?

I am planning to repaint the interior and exterior, replace the whole central AC unit, replace doors etc..
