And then I talk to the regional ops manager, and sure enough he can't tell me when the earliest a borrower can lawfully sign loan docs is, if the CD is acknowledged on Thursday and Monday is a national holiday but not a company holiday, he thinks it's impossible to close an FHA deal in <30 days, he isn't aware that Fannie Mae only requires signed 4506-Ts, not returned and processed transcripts, et cetera.I work for a place that I believe has an excellent balance.

As for how much, if the potential lender has other investments (CD's, stocks, etc), I would try adding 2+ points of interest to what they're getting on best of those, and maybe a bonus or stake in the profits if/when you sell the property.

Treat the information as talking points (I even have had Realtors and builders try and by the info from me) until you identify all the players on your team (I mean a builder, agent or others you may want to work with).

IE I am getting paid off so I see who the lenders are.. also some other players coming in areLima OneLendingoneand then you have regional community banks.. although in my experience with them.. is PG and full recourse is the norm.. or as @Mike Makkar  you have significant assets or liquidity in a company that they can tag.
