Basically the idea is that if you have a written contract with specific terms (like late fees), but you repeatedly play out the relationship with different terms (like not assessing late fees), then it is possible that the contract can effectively be "modified" or "altered" simply by your actions.

There will be some points in the transaction where the IRA account holder needs to submit paperwork to Equity Trust for their signature on behalf of the IRA and that may cause some minimal delays, but other than that, nothing that should alter the transaction in any way.

I would first state both on separate sheets of paper and revisit /revise for a few days. the key is getting your initial thoughts out. you can alter it once you have something to work with. as inspiration search "mission & vision statements for real estate companies ". seeing what others have may put you at ease to create your own. just a thought.

Contact the Field Service Manager and state your case but again in my opinion delaying the closing is just not worth itAlso, this may seem rediculous to people, but going in and replacing or installing smoke detectors can technically be a felony as you are altering federal property.
