You will also need to either adapt your building plans to existing services  or have new services brought in to accommodate your building (requires sign-off from the municipality).I do not know the London area, but down here to your east it's not really cost-effective to build anything at the moment, particularly smaller than 12 - 16 units  ... though there are a couple of fellows building 4-unit in-fill properties which they cannot sell (no market at their price).

Imho we (meaning me, as a beginner & a newbie) must first better understand this business and better educate ourselves so that we can better serve others.But one thing is for sure you, can have all the knowledge in the world, but knowledge without action is useless that's why I need to better educate myself and then start making rough draft moves and learn from my mistakes so that I can adapt and evolve.
