Good morning BP.  I live in the greater Seattle Area.  I'm looking to start my second deal soon before I end my tax season and get back to my full-time job.  Listening to the J. Scott podcast on house flipping let's me know that I need to identify the nature of the current market.  BP, are we in a buyer's market or a seller's market currently?  And what do I need to do to adapt?
