@Logan Heydt since Rhode Island has come up let me say, it has its pluses and minuses like most areas.On the plus side, you'll definitely find buildings that are much more accessible price-wise than the greater Boston area.On the down side, rents will be correspondingly lower as well, and the RI economy isn't nearly as vibrant as Boston.In terms of economic booms and busts, RI is usually the first to dip down when there's a recession and the last to come back.

But I do appreciate any color you can provide.

New electrical from the utility pole to every switch and outlet.All new plumbing.Opened the floor plan, new kitchen, new bath and new floor throughout.Added finish details and some nice interior color choices, at least, I think so...

What's easy is done to death, I don't know any professional investors who rely upon letters of any color to drive leads. 

Being on LOCK-DOWN almost feels like being retired, home all day (prospecting, sending out contracts offers to out of state sellers, partnering deals I never ever see, practicing  my art; water color, sketching and getting lots of stuff done at home - WOW!

I think if there is an abundance of commercial space that is no longer needed (and big cities with large skyscrapers would have the largest volume), I think in order to keep those buildings and neighborhoods vibrant, a lot of those may be opportune for rezoning to residential.

If you TRULY want to help an under privileged person, get race & color out of your head because that very notion IS racist!
