But the 4/2 is in really bad shape, 1 bath needs gutted( mold on the bathroom ceiling,tile missing in the shower) and key lock door knobs on every door.  

Current need is drywall repair and paint, tuck pointing, subfloors, floor refinisher, tile, kitchen and bath, roof/gutter.

But I digress....I continue to go to seminars, meetings and even have been taking some Home Depot classes in repair and such (installing a toilet, laying tile, etc).

Just takeup of tiles will cost you about $1200.

As an experience importer I am also beginning to look at importing raw materials such as finishing fixtures, cabinets, tile, etc.

The units are all 1b/1b and with all new flooring, tile bathroom, new vanities, new kitchens and appliances.

I built a custom home last year in Northern NH for about $180/ft but that had a private well and septic with higher end finishes (quarts, custom cabinets, radiant heat, wood floors, ceramic tile, cathedral ceilings)

If you do flooring look at tile and wood, which are considered premium upgrades. 

hahaTypically in our rental properties we do tile in kitchens and bathrooms, and carpet in bedrooms...

I've laid hardwood floors, tile (both on walls and floor), wired entire floors, plumbed entire flloors, framed entire floors, built a pole barn from the ground up, poured concrete, hung and finished sheetrock, etc, etc.
