But the 4/2 is in really bad shape, 1 bath needs gutted( mold on the bathroom ceiling,tile missing in the shower) and key lock door knobs on every door.

I've laid hardwood floors, tile (both on walls and floor), wired entire floors, plumbed entire flloors, framed entire floors, built a pole barn from the ground up, poured concrete, hung and finished sheetrock, etc, etc.
