:) Thanks for sharing.I did inquire about it. they ended the sales call promptly after I said I wouldn't spend 5k / month on advertising. 

Are you targeting single family homes or multi-family units?

OOS investing is much more difficult than advertised. 

Depending on your target market, you'll still be able to find some good deals (depending on your strategy).
