Does Bigger Pockets have a calculator that can accommodate other loans that are part of a purchase transaction on top of the mortgage to calculate ROI?

I am a local agent and represented myself in the transaction.

I can't imagine the logic of sitting there and reject it all when they have been doing what I want to successfully for years.

So I'm strongly considering adding a handful of these to my buy & hold portfolio.I understand that there's no "risk-free" method to acquiring these properties subto, but have any of you had success over the long-term acquiring properties with VA loans attached?
