Recent purchases are almost universally cash flow negative.

Keep in mind, if there is enough depreciation (IRA can't take the bonus depreciation, need to use standard depreciation schedule), that depreciation might negate any positive income.

When I asked Amy about this she sent this to me in her reply threatening financial ruin on me and my family if I complained to the BBB (no idea where she even got this from), but this should tell you all you need to know about this company:"Our Corporate Attorney wants to make it very clear to you, Jason, if you complain to a 3 rdparty or post anything negative online about the company, associates, or coaches you areintentionally maliciously defaming our company and since our reputation is veryimportant to us that leaves us no other option than to have our Corporate Attorney sueyou for Defamation and/or Fraud.

And if it doesn't cash flow at 75% LTV, then they would only lend 65% or 60% or whatever it is to ensure it cash flows.This is why, generally speaking, these days it makes more sense to house hack or flip. 

Rarely if ever are the negatives brought up. 

(From what I hear the first property can be very impactful to jump starting one’s real estate journey (or very very negatively impact it,).

Only one facility in town is quality built/newer (maybe 10 yrs old) and it seems they do not have more room to expand and by secret shopping so to speak them plus the smaller less desirable facilities are mostly filled up.
