Refresh of common areas.

We have an AirBNB with a hot tub and it was completely disgusting for a while because we asked the tenants to refresh the bromine tablets in the floater during their stay.

Each unit will need a refresh on turnover but out of the gate things are running smoothly. 

I've read it before and doing it again for a refresher. 

You could still ask for bank account info, even if it is in Japanese, employee ID, passport info, visa info, information about where they live in Japan, pay stub, etc, you might also google their name and company info and see what comes up.   

This doesn’t have to be $10k in redesign, it could be refreshing the trim paint, or new flooring that needs to be done anyways.

Short term rentals are more time consuming (can be like a part time job - but so can managing regular rentals) but tend to produce more income.The East End of Long Island is incredibly difficult without a lot of cash - high end rentals want high end amenities and upkeep of the property (I’m thinking paint refreshed more often, power washing the house & patio, etc).
