When has a RE broker been able to take a moral high ground?

However, since I'm taking ownership on the 24th, I want to do whats morally right, and that is charge rent as of the first day of ownership.The tenant Needs to provide 1 and 1/2 Months security deposit, on closing (bankruptcy court took the security deposit from the previous Landlord). 

Is there a moral element to fairness?

Diverting attention to the stock market is risky and may result in you losing the those three extra months that you otherwise would have been paying down principal.From a moral point of view, those that don't need a deferment shouldn't get one.

Getting started is important and you shouldn't expect your first deal to be amazing but if you are too eager and just buy anything you could put yourself in a very bad predicament. 

Moral of the story is that I didn't by smart and got clobbered by a recession,  but I was able to weather the storm. 

Moral of the story, don't send over the appraisal to the listing agent with 17K in equity, come on meow.

@Darren Sager True, the tenant's obligation to pay does not go away, morally or legally.
