Another thing is, after I got into it for a while, own a few rentals. like over 10 years, each property throws off some depreciation, year after year, improvements I did 3 yrs, 5yrs, 6 yrs ago, that I won't have to worry that I don't have deductions, I got it tucked away.

I have been renting it out for a few years and refinanced 3 yrs ago for lower interest rate of about 4.2% and to pay it off quicker by shortening the life of the loan.This is a single family home located in SE Aurora (outside of Denver). 4 Bdrm/3bath.

The numbers will change depending on the number of units in each property.Roof-$10k (30yrs)Siding-$5-7k(20yrs)Water heater-1k per (4 in your 4plex @10yrs)Furnace-$4-5k per(20yrs)Windows-$400per window(30yrs)Entry door-$500 each(30yrs)Replacement vinyl floors-$5per sq ft(20 yrs)This isnt all the costs you will have but it's how I get a rough estimate for amount to work into my calculations.
