I can accept 10% but I don't deal with anyone that charges 20% anymore.Property management companies have slim margins and there is time involved for overseeing repairs.  

I also realize I've been incredibly spoiled in the past to have gotten interest rates as low as I have.Obviously I signed up for this mortgage at this interest rate, so I have to accept it for what it is at least for now, but I'm trying to look at all options and make the best financial decision. 

Or like I have seen there are a lot of bad actors out there and you will have groups that do this with no intention of every paying on the sellers mortgage and will rip the rents until the houses are lost to foreclosure  when that starts to get acute and brought to main stream something could happen regulatory wise.

Arguing never works.Get a good attorney that specializes in landlord/tenant law and accept that it will at times cost money to have them deal with things.

So, I proposed this deal to the Church, which they accepted and we closed on April 2.  

Accept the insurance any way they want to issue it.

I would be communicating with my HML prior to the purchase to make sure we are all on the same track and once the offer was accepted let my HML know and get the hard proof of funds.

Typically most lenders will not accept another appraisal if one has been completed by an AMC and the lender agrees with the value.
