Now the judgment is on their credit report and you can use a collection agency to garnish wages and levy bank accounts and it only costs you a percentage of what they collect.

I'm sure some are better than others, but they all pretty much work the same way: Letters/calls, threaten being sued, turn over to attorney for more letters/calls, file suit and settle/get judgment, various collection attempts (wage garnishment/bank levy/payment plans).Collection agencies are generally given a certain amount of time to recover the debt.

What we normally do is to add value to the property before levying increases to the tenants, whether it be flooring, landscaping, etc.You have to put yourself in their shoes for one moment.
