Collecting unpaid rents after judgement
Have a unit that the tenant moved out before the eviction, but have judgement on the unpaid rents and damages. Before I proceed, I was hoping to hear from those of you who have successfully collected. What is the next step. I know the tenants new address. I know he has assets and a significant disability income. In addition he runs a handyman under the table business. Looking to collect but wondering what my costs will be and the pitfalls of the process. Thanks to anyone who can shed some light.

@Anne Jenkins You might consider a letter to the tenants offering a choice on how they would like to proceed. The letter would include a statement of the amount owed and two options: (1) Payment Plan over 1-6 months paid in equal installments with no interest (2) Payment in full. Make sure to specify a date on which the payment must be in full or the payment plan starts. If they do enter a payment plan, then make sure the agreement is signed and states that if a payment is missed then the remaining balance goes to collections. I have had good success in this strategy and saved a lot of money on the % deducted by a collection service.
