Im a new agent now but a year ago when I started my investing journey the agent I found brought so much to me her expertise in investing and her connections to others involved in real estate that's helped me build my team and because of her and the book set for life I decided to become and agent myself I feel like I won the jackpot with my agent. to a first time investor you really dont know a lot I thought I needed $50k to get started $40k as a 20% down payment and $10k for rehab costs but I was able to find a duplex thanks to my agent and i got it with $13k down and Im getting ready to get my 2nd property now!

That's why selecting a tenant is as important to me as selecting a property to buy.However, to Joe's point, I have never invested the time to learn evictions and I won't do it, but I am happy to pay for the service if I ever have to and get it done professionally.PS: a great book is Mike Butler's Landlording on Autopilot - he's an ex-cop, very street smart.when i had all my rentals in liberal Portlandia thats exactly what I did.. hired an eviction service.. first one i tried on my own I failed at it and had to redo..
