1) I am planning on doing an early retirement out of the country (was thinking about living for few years in Europe or Mexico- because expenses are cheaper there)  Lets say my living expenses are about $500-$600 per month...So, lets say I have 2 paid off rentals which bring me 2K in rent per month, so my passive income per year is 24K (minus some capex, lets keep 20K per year for simplicity)All of my other rentals are not paid off, but all rented out and all break even... total amount of mortgages 350k+170k+45K+390K, monthly mortgage payments are approximately 2K+1.5K+$550+2.9K respectively.But, tenants are paying rents and I am breaking even...Would I qualify for any mortgages in this case?

If you start now, you could likely replace your W-2 income by the time you are 40 and then choose to continue working, switch to real estate investing full-time, or sit on a beach in Mexico and live the easy life.

Long story short, I am creating a New Mexico LLC to be the holding company and owner of children LLCs created in the states of the properties (currently in Illinois and Missouri).
