Getting a mortgage without a W-2

Hey guys,

Can you please help me out?

Ive been thinking of retiring early, but not sure if it will be possible to get a mortgage if you basically have no job?

Ive heard it was still possible as long as rent on rentals covers the PITI plus there is some cash flow...

How much of a cash flow we are talking about per property do I need to have in order to qualify for a mortgage without a W2?

Or is there some kind of formula? Or some kind of debt to income ratio (in this case would be mortgages on rentals to the amount of rent collected ratio)

Is there any kind of hint that can help to figure it out?
