Just a final thought I'm not sure actually fits in here but wanted to say: I have my real estate license.

I'm not a wholesaler (I prefer to BRRRR my properties), so it's not exactly a great fit for me, honestly.

I do not think this is a one size fits all answer and there are times where private lending is preferred over traditional financing.

The location in Linden, MI, and the property's structure offered an excellent opportunity for a significant value boost through a fix-and-flip strategy.

Take your time to research and interview several brokerages beyond eXp to see if they fit what you need in your career right now. 

I.e. if you are great with numbers and an excel wizard, you could likely seek out a "deal" guy, who loves networking and hunting for properties, but doesn't really understand how to translate operations into financial models.
