I'd love to get info/opinions on whether there is a "standard" amount of time to increase rents in the Bay Area for Single Family Homes.How do property management companies/landlords handle rent increases for existing renters? 

If possible, I would love to get a seasoned property manager's opinion on my most liked properties in terms of rental potential, etc.

If it's single family, in my opinion, your best choice would be Jackie Semaan.

The sale prices are too high to calculate a good return right now, in my opinion. 

Whatever opinions you get from people here- if you consider moving forward have a knowledgeable attorney review the ppm to understand the good and bad

The condition, age, and future capex issues are more important in my opinion.

You'll get everything you're looking for and more in Ohio.Pretty happy with my decision to move to Columbus but Cincy and Cleveland are also great choices in my opinion.
