@Sarah Present, I don't know much about babies but if I were a parent, I would be concerned about pesticides around the child...that might be something to bring up to your tenant.

This broker relies on comps provided by the RE agent and county tax values.I was thinking the buyers insurance was a life insurance policy of some sort.They got in trouble financially because a child of theirs got involved in a cult and the whole fiasco cost them a great deal of money.The stories don't totally add up because there are financial problems but are able to come up with money after all to buy another place.I can ask to see the comps and go check them out.

I have always compared buying investment property to that of buying into a Divorce....You are literally financially committing to ongoing maintenance, complete with inflated estrogen clauses, alimony with COLA, child support (if there are ancillary buildings) & a lot of baggage.

My guess is "personal reasons" have affected her credit, ie. tax liens with ex, or an old bankruptcy (BK), unpaid child support, delinquent on student loans.Anything 'government' related (child support, student loans, tax liens, VA stuff) MUST be resolved before qualifying with a typical Freddie/Fannie program.
