I see improvements as being more minor work, perhaps requiring less skill (e.g, cosmetic improvements like carpet and paint) and rehab as being a project being truly rehabilitated and much more involved.

It doesn't account for a lot of expenses you will encounter.Imagine how much you could make if you never had to put a roof on the place, paint, put new carpet, new appliances, etc.

I than plan on renting them out to section 8 tenants and I'm not worried about them trashing the place, even if I had to repaint the place and change the carpet every turnover, it wouldn't bother me.
