My main issue with a short sale is related to not wanting to damage our credit when we will likely try to buy-up within the next 10 years.Lastly, we're looking at the SFR ($325k target) as something we would live in for five years before renting out as a long term buy and hold - we think we can secure a good 15 year loan that aligns with rental rates in the area.

The product I bought had locking clips at each end which really helped as long as they would align & actually lock.Also on another SFH I own the lighter eng wood product they installed 'echos' a lot when walking on it.

Besides, if even the "lender" has the money, the "preapproval" is probaly dependent on LTV of 65%, borrower having a great credit score (which hasn't been checked yet) income to be verified, cash that buyer doesn't have, alignment of all the stars in the Big Dipper, closing to be on Easter as long it's a Thursday in September,......

Not meaning to quash your thought on getting licensed, but I think you would be better off just taking action and aligning yourself with a good realtor resource for MLS access and their insights.
