One idea I had was to work something out where they pay the offer price now, but then I get a cut of the rents the property generates later (when the school rents it from this organization).

My post was mainly focused on an acute awareness that the men in this podcast were speaking to people that were very much like them and would agree with them or are like them already or have hope to be like them.

Will people still get inheritance yes, but Uncle Sam is making sure they get a cut.

Put a cut-off on outside bibs that only you can access.

And, if someone wants to mentor/partner/have you join their team - just know that they get a cut of your commissions. 

The down side of this is that they get a cut - about 2.9% for credit cards.
