At that point you should have studied real estate investing and know everything there is to know to be ready to invest.

Dan,I took the coursework through Kaplan and just studied on my own time.  

However, there are several case studies of "cost effectively" built houses which achieve "near Passivhaus" performance (i.e. 20 - 35 kWh/m^2) per year.  

Follow your wifes advice and dedicate 30 minures to an hour a day to study your market.

If you want to flip in SA, Austin, Dallas, you need to study the areas and buy right.

I made a post on Facebook, there was A LOT of pain, stress and lost weekends involved; 9 to 10 hour days, 6 to 8 hours on weekends (I could of studied more but I essentially maxed out my brain's capacity to make things stick).
