There are a few number of lenders who will lend on MH in general unless it was built within (20 years) attached to a permanent foundation with hurricane tie downs and concrete pillars and skirtings on owned land not on or in a rental lot. 

Concrete 

@Alli Machacek At the moment we have an idea for financing, but it’s not concrete.

Obviously willful damage - like concrete in toilets, cabinets torn off the walls, etc - I would definitely file a police report.

If the disability is not readily apparent, which is almost always the case with emotional support animals, then the Landlord has the right to determine if the applicant is disabled, as defined by ADA, and how the service animal assists them with that disability.

Some things we will contract out (new city electric connection and breaker box, cutting the concrete for egress doors and windows (not installation, just cuts, we'll do the rest) and the rest we plan to do ourselves. 

When initially I was intending to put down 10k, I'm not sure I even want to be part of this deal, GC Capital, or any syndicator in the future.Forgive me for the rant, but what really irked me was: the lack of any concrete financial details at all.

*ps I know LLC setup isn't really $1k, but since OZ slightly more tricky I leave some buffer for legal/tax consulting, QOF/OZ compliant Op agreements, etc. in the "setup" costs.

The concrete side deck was crumbling along with the steps leading to that small side deck.

If I have to bust up the concrete in the basement, I wouldnt buy it.
