I know people who couldn't sleep at night knowing they have car loans.

They want to ensure you have serious skin in the game, which will help them sleep comfortably, knowing you most likely wont walk away.Maybe to get started, you might consider becoming a wholesaler.  

At this point you will likely never get it perfect but you can get it straight enough for your dad to sleep at night.

If your primary still has sufficient equity, why not take an additional loan on it?

If you really need better cash flow to make you sleep better at night refinance one of your high equity properties and pay off 3 or 4 of the loans that are very low.
