My question is this... on any subsequent purchases where I'm pulling more than 50% of the weight, how much additional percentage (assuming 50/50 downpayment) would the other legwork be worth... 55/45 or how would the legwork typically be reflected in the deal.

I'm in the DC suburbs and this is exactly how I started as an investor, through house-hacking.I completely privatized the basement (1 br, 1ba), switching-out the sliding glass door so the tenant would have a private enter/exit, and kept the the inside access locked to prevent tenants from accessing the rest of the home.

Will show me if things are sliding one way or another and as a customer I can take it to the site and compare with what I see.As an investor, moving from being the technician or the manager to the entrepreneur and being able to scale our business for multiple projects I don't want to have to visit the site daily, make daily decisions and be involved in the day to day management.
