My question is this... on any subsequent purchases where I'm pulling more than 50% of the weight, how much additional percentage (assuming 50/50 downpayment) would the other legwork be worth... 55/45 or how would the legwork typically be reflected in the deal.

My cousin and I have invested in many of their subsequent deals to the tune of seven figures.

He ended with quietly slipping the legal disclaimer slide back up on the overhead projector that read in small letters, "ASSUME THAT MOST PEOPLE MAKE NOTHING."

There is always a better loan out there somewhere, but relationships is where I focus my energy and I am grateful when my clients reach back out when they have subsequent deals. 

I'm in the DC suburbs and this is exactly how I started as an investor, through house-hacking.I completely privatized the basement (1 br, 1ba), switching-out the sliding glass door so the tenant would have a private enter/exit, and kept the the inside access locked to prevent tenants from accessing the rest of the home. 

Subsequently confronted tenants, and tried evicting them, however they had no money to move.

With any delay, you risk incurring additional fees or cost if the tenant subsequently claims that not having their car resulted in additional expenses of who knows what amount and distress. 

Will show me if things are sliding one way or another and as a customer I can take it to the site and compare with what I see.As an investor, moving from being the technician or the manager to the entrepreneur and being able to scale our business for multiple projects I don't want to have to visit the site daily, make daily decisions and be involved in the day to day management. 

I've had inherited tenants be really good at first, but then start to slide back into their old ways, and you just have to rein them back in.
