If it was me, as long as it passed, I would let it stay that way, minor inspections here and there but that shouldn't take a day before i close anything out -- this means soap test on gas lines and junction boxes.

Call them on their yearly closing anniversary, their birthday, and when tax season starts and you send them their docs for writing off mortgage interest. 

People need to get off their soap boxes.

Since the anniversary dates are May 01, I would not bother trying to break or replace the current lease and simply renew under your own lease.The security deposits and any accrued interest (if you are required to accrue interest on deposits) should be transferred to you as an adjustment at Close.
