I've found that when our office managers have at least some relationship with the tenants, things go much more smoothly.

@Gabriel Kreider might not be a bad idea to work with an agent just so they can oversee things and make sure the transaction goes smoothly but definitely something you'd need to discuss with the person you're buying the property from as they may ask for a transaction broker fee.

I've used their maintenance feature here in Chicago and it was pretty convenient and smooth.  

You can demand that they pay you full rent until they move out.All this being said, please treat people like you wish to be treated and it will go smoothly.
