All the parking lots, sidewalks and mechanical rooms have it on them.

A tiny bit of peeling paint, uneven sidewalk, overflow/relief pipe from the water heater not 18" off the floor, wobbly handrails, cracked pane of glass and the list goes on. 

The branches laden with vines hang lower, and impede walkways, sidewalks, etc.  

Sewer, roads, sewer drains, sidewalks, sewer lift pumps, etc.

Anytime I rent a single family home, the tenants are responsible for upkeep of the yard and that includes shoveling sidewalks and driveways.

Things that are impacting the cost other than the commercial space could be:1. age of building2. when the systems were updated3. condition of the property (stair railings, cracked foundation or sidewalks, boarded windows, trash in yard, etc.)4. animals on property5. loss history of the property6. flat roof We are based in CT and I find huge variances in the rates on the multi-families depending on the property conditions and updates.

The city will force you to put in a 3x5' meter vault in the parkway (or under the sidewalk if you have a big parkway tree in the way).

It protects against two big risks:1.If the Association assesses all unit owners for a shared expense (i.e. bad batch of salt now need to replace all sidewalks in the complex) 2.if you are found responsible for damage originating in your unit to other units your responsibility to pay the Master Policy deductible.

@Sean Connolly some states are that you dont have to shovel a tenants sidewalk but if you ever do then you must for the remaining of the tenancy.

I've had full width alley replacements ($60K+), replacing driveway aprons ($20K+), 50' of curb, gutter and sidewalk ($50K+)...What will this cost from a consultant standpoint?
