Beginning of this year, I made a new year resolution to dip my feet into real estate.

Both got resolutions quickly.Quality seem to be on par with one another.

Based on that, we might decide to keep someone for a while EVEN if they violated the lease as long as we could live with the resolution.   

Neither of us have prior experience but know that a proper contract is essential to making sure all potential future discrepancies have a clear resolution-could anyone suggest a good resource or even template for this kind of situation?
