How has your experience been so far with out-of-state investing?

Nights, weekends, holidays, etc.To keep this on-topic, though...DO figure out what's healthy for you to manage but remember it's a process where every experience teaches you good and bad (and be patient with that process).DON'T sweat the small stuff (damage/costs under $50, undisclosed dogs, etc.) but DO find a way to learn, prevent, put in better practices to maintain your sanity. 

If so, how was the experience ? 

This does not involve the utility company meaning that you will still have to go into the property, read the meters, then individually bill each tenant for their usage and understand the bill is still in your name.

Most times, the top of a brokers list are those with experience who they've worked with in the past.

So, it's still NOT a good idea to try to invest by zip codes - which are too big in our opinion/experience.
