Currently I'm trying to get all my ducks in a row such as entity formation, talking with realtors/property managers about fine tuning my niche market and, of course, furthering my knowledge base, but I'm worried I'm gonna make myself too busy with all that stuff and postpone actually finding and executing a deal to start creating some income.

But those who buy at courthouse auctions, such as a sheriff sale or tax deed sale, would advise that paying for the search on all properties of interest would be a lot of money spent and possibly for naught - the majority of properties that are listed for sheriff sale or tax sale end up being postponed or withdrawn so that you never even get to offer a bid.

I have some tenants who believe the 5 day grace period before late fee is added is a rule and that they should postpone up to the day before the late fee almost every month and mowing is not their top priority, but I guess if that is the worst I get, I'll be happy.I hadn't really considered M2M leasing agreements for ease of removing "non-performing tenants" (did I just coin a new phrase??)
