I will be renovating in April to bring both units up to a more modern aesthetic to raise rents.

I've seen houses built in the late 1800's that are built better and look more modern than houses built in the 2000's.

There’s been major modern apartment development across the street.

That's generally a nice looking area, and if you click on the Street View on Google Maps and walk up and down the street the houses look clean and like modern construction.

The next meeting at Starbucks, I took my laptop and pulled up the BP calculators (I believe in full transparency)  and we kept working until everyone was happy with the purchase price and terms.

Approx before this date lead paint, non modern electrics etc... wiring post 1980 is considered modern.

The ones I have seen on the south east coast are solid homes many of them that age no longer around were either too small for modern buyers, lacked major items like central AC or burned in the past.

A deck that needs repairs will be around 7K -15K for a moderate size of deck.A house with ARV of 300+ would pretty much need a new modern kitchen and that will be around 17K to 20KSuch a house will have at least 2 bath,  with about 7K to 10K per bathroom.

I am not looking for a typical metal frame, but for more like a "seven shaped" post (or similar) with a modern aesthetic in which a sign can hang.
