Multi-family triplex developement into 4 - 5 unit development

So I’ve come across an incredible opportunity in my hometown, 3 individual unit 0.73 acre LOT listed for $1.99 m. The back units consist of 2 individual 1150sq ft houses in need of full renovation but still habitable leaving the main house 2200 sq ft towards the front of the land. My plans are to demo the back units to replace with 4 - 5 pre fab 450 sq ft ADUs. There’s been major modern apartment development across the street. In efforts to avoid building 4 story buildings in this neighborhood How would I even begin qualification for financing of this caliber. Can anyone help through there own experience converting 3 units to 4-5 units ?
