The average 1st time buyer/investor here on BP in the Bay Area is using an FHA Loan or some other loan where they only have to put 3.5% to 5% down and they "hope to live rent free".

The most common strategy of using a FHA loan is to house hack which means that as you do your owner occupy of the property, you could rent out the other rooms inside yourself to offset the payments of the mortgage, if leveraged well you will be able to live rent free which is the goal of many house hackers.

I believe that once the backlog of distressed properties is cleared out there will be more upward pressure on home prices from bay area transplants moving to the area.

Rather than rent to 'vacationers' we rent to patients who come from vast distances and stay anywhere from a week to a couple of months for a transplant procedure or cancer treatments.
