New to Germantown Maryland

@Tamara V. Some of the schools in Germantown are pretty good. Better than the options just a little south in Gaithersburg. Germantown does have a lack of good public transportation options...but that is why it is considerably cheaper than say Rockville. It is still a commutable suburb to DC though. Tenant quality is a little bit better than you get in Gaithersburg as well.
On condos you can get right around the 1% rule...and on townhouses you can get right around 0.8%. These are not bad ratios for a generally high income stable real estate market like Montgomery County. I think the best appreciation plays in the county are more like Rockville and parts of Silver Spring, but you should get ok appreciation in Germantown.
