However, in my opinion, 10% should also incorporate bid coordination, bill collection, rent collection, bill payment, financial data collection and recording, lease inquiries, showings, Subsidy / City inspection coordination, etc, etc.  

All the times I've listed something for rent there have been so many inquiries that I've been able to fill it as fast as I could turn it over.

Realtor come up with funny stuff for not selling to me houses u wanted to buy a year ago are still on the market... contractors dont even reply to my inquiries I could go on and on and on...

Anybody knows hard inquiry removal services in the south Florida area?

Our PM just informed me there are NEW 3 br homes (bought for 140K) that are renting for 1350-1395$/month, and that our PM is getting lots of inquiries about those new rentals.

. -- ALL this coming from the perspective of - as a homeowner in a job-dense area, I can easily get 30-50 single roommate inquiries in a month for a room in my house where price is $700/mo vs a 1 BR apt which might be $1400/mo before utilities.

How do you generate foot traffic/lease inquiries?

Anecdotally, I recently turned a 1/1 rental unit in one week with 200+ inquiries and dozens of applications received.
