Depends on if its foreclosure or not... but do google  All inclusive Deed of Trust this is the document that was created by my dads attorney way back when .. we had a company called California wrap when this was just coming out in the 70s . my Dad did hundreds if not thousands of them.. you don't need a title company to transfer title in CA..
