I get what Adam was saying, i.e. quit wasting time on unproductive behavior, and I would agree with that, but everyone has to have an outlet and something "fun" to do.

Plan) Get permits on every house, never use a GC to hang a fan, replace outlets, or work  on the panel.

Change to 110 outlet and run water line from sink (should be easy) Drop new 220 or gas on wall that you want to open and do a bar style with freestanding or slide in range.

What about some flowers under the windows in front of the brick?

If I get a repair bill for $200.00, lets say for unclogging a drain, fixing a toilet and fixing an electrical outlet, one of my PMs is now charging me 10% of that bill, $20.00, for making the call to the handyman.
