Whether it be print, sphere of influence, the MLS portal for leads, and word of mouth from 1 agent to another agent...all works over time.

Luckily, I always have an open ear, but am not easily influenced by tenant sob stories.

I plan on expanding and purchasing more investment properties as I get to a better place fiscally.

Currently use Hurdlr for this fiscal year and have been really happy with it.  

Of course I'll go smaller if the money is there, but the 16+ was something I've heard from Grant Cardone; a major influence on my drive, work ethic, and my future success.

And I haven't heard a single friend mention that they think this will influence their decision to either stay in the city or flee to the suburbs.Additionally, I understood when buying in this city that there would have to be a financial reckoning.  

If you show just enough, then there are others who show way more and can influence the seller in a bidding war or multiple bids.

You may see someone grab 10 to your 2, but if you are doing so more efficiently and in a more fiscally stable manner, you will have a portfolio with a solid foundation where that other person may have a larger one built from a house of cards.  

So i have been reading a lot lately in hopes of pushing myself in the correct direction to be successful as an agent and ive noticed that many of the TOP agents in the USA really talk a lot about mastering your Sphere of Influence and marketing to group your sphere to use them as your source of seller leads primarily with occasional buyers leads.
