You can get local metrics on occupancy rates from Airdna.co and good old fashion due diligence on VRBO/Airbnb/Homeaway but your ADR and Occupancy is really going to be determined by the experience, value and eventually reviews you are able to garner from your guests.

In the alternative, you can downgrade as someone on this thread suggested and use the extra money as a down payment or you could save for the down payment the old fashion way by putting money aside each month.

If none of those are factors and the property is not distressed in some fashion it could be as simple as the lender is over exposed to real estate and wants greater protection for taking on the loan.Also in my experience credit unions tend to have tighter lending requirements.Best of luck with your investing.John
