There is a lot more risk for them and their asset portfolio than there is with a large bank considered in some instances "too big to fail." 

I won the last 2 auctions and Wells Fargo didn't accept and returned my EM in both instances.

For instance, the tenant could handwrite some additional terms on their copy of the lease, and then claim that the modified copy is the true original.

Another instance was an investor expecting me to run their numbers for them to see if the property was worth purchasing but I believe that should be up to them.
