I did a brief (5 seconds, literally), Google search and found this about USPAP confidentiality:  "It says “[c]onfidential information [is] information that is either…identified by the client as confidential when providing it to an appraiser and that is not available from any other source; or…classified as confidential or private by applicable law or regulation” (ibid; emphasis added).

For context I am a realtor, property management company owner, and investor.My favorite strategy for buying small multifamily properties (2-4 units) is to house-hack.My favorite way to pick up single family homes is BRRRR with an emphasis on buying properties that have some form of mis-marketing happening or some other thing that gives me an edge.I also started out in a cheap market because that's where I lived.

This gives the buyer a bit less concern, since it means if there is damage, the bond or insurance should cover it......emphasis on the word "should".
