I would recommend interviewing a few different realtors, find out their commission on the deal, what they will do to market your home (they should all have a marketing plan), online presence (very crucial today), and if they offer any type of bonus (in higher price point neighborhoods I'll buy my clients an AHS home warranty).

To make money, you must not only be able to contract a great deal at the start, but also stay on top of the rehab which requires your presence, unless you can hire a trusted project manger which will again, eat into profits.Finding good deals without the right contacts is also difficult and I have seen many, many investors and would be investors struggle with this problem.
