However I’ve noticed most highly qualified tenants don’t want to move until closer to summer (I know seasonality is a thing).On that note, I have a great prospective tenant who is PCSing here with the military as a doctor at a local military hospital.

I have seen it a few times before with a doctor buying retail centers at 20% down instead of 25 to 35% down but he had all his deposits there and personal guarantees across all assets.
