Waiting two months for top notch tenant?
Hi BP Friends,
I bought my first rental on 12/31/19 and took about a month to complete repairs and get the listing up. I’ve had no shortage of low income, low credit score applicants and the interest is there so I’m not worried about my price point. However I’ve noticed most highly qualified tenants don’t want to move until closer to summer (I know seasonality is a thing).
On that note, I have a great prospective tenant who is PCSing here with the military as a doctor at a local military hospital. She can move in May 1. Is it a huge mistake to wait for her? The cost of having the house vacant isn’t a cash flow crunch for me, so I’m tempted to wait for a top notch tenant vs accepting one of the borderline people who have applied so far. Any tips to make the economics better or things I should be aware of? She’s ready to sign a lease
