One of the things that concerned me on the inspection report is that there is galvanized water pipes and cast iron drain pipes (replaced with PVC once above ground).

If it is old cast iron, that stuff lasts about 50-60 years.

Many of the SoCal investors I know that are doing volume are willing to work on tight margins, make it up in volume and have probably been rewarded for having that business model over the last couple of years.Just be creative, cast a wide net and you should be able to get a couple deals with a bigger margin through harder work.

I have read/heard that it's best to start "in your own back yard" to get the feel of being a landlord/investor, but when my backyard isn't the most fertile soil, I may need to cast a wider net.
